August 2010

First week of August started off well with 69 home sales, and continued throughout the month. Unfortunately, at the same time sales increased, so did the inventory of homes, and the average sales price of Chandler homes is now trending lower. Homes on the market have increased over 325 since January, which should keep home prices low.

July 2010

Looks like the trend of increasing inventory and fewer home sales in continuing. The good thing for sellers is the average sales price seems to be on an upward trend.

June 2010

Inventory seems to be climbing again, and the number of homes sold is decreasing. Not typical for this time of year, as seasonally the number of homes sold in June should be increasing. Perhaps it's due to the homebuyer tax credit ending. We will have to see if this trend continues.

May 2010

Home sales have increased each month this year, which is pretty much par for how seasonal home sales trend. However, this month may see a trend of decreasing sales. Could it be the impact from the first time homebuyer program going away? The inventory of homes has been decreasing each month, as sales continue to improve and there are fewer short sales and foreclosures.

April 2010

Inventory levels should be decreasing as we near the summer months. Sales have increased each month since January, which is what we would expect, but the inventory has been increasing since January as well. To me, this means that there are still foreclosures and short sales entering the market.

March 2010

Average active homes increased for the second straight month while the number of homes sold increased by about 50% from February. Still lots of foreclosures and short-sales in Chandler, Gilbert, and Queen Creek keeping sales prices low.

February 2010

Inventories continue to rise... Average sales prices continue to fall... Folks, it's getting harder and harder to obtain a loan on a home, and the first time homebuyer credit is about to expire.

January 2010

January saw inventory of homes for sale start to climb from 1,413 in week 1 to 1,511 by the end of the month. Sales were a little sluggish, with a total of 181 total for January. We are still seeing a majority of homes being sold that are either short sales or foreclosures.
